Key facts

Quick answer A Servpro franchise costs $263,305 to $385,570 to open per Item 7 of the 2026 FDD, including a $100,000 initial franchise fee and a $112,000 equipment and products package. The royalty starts at 10% of monthly Gross Volume and slides to 5% on volume above $219,947 a month, plus a 2.5% brand fund. Item 19 discloses no earnings.

$263,305 to $385,570, of which $212,000 is due at signing

A Servpro franchise costs $263,305 to $385,570 to open, per Item 7 of the SERVPRO Franchisor, LLC disclosure document (issuance date April 15, 2026). That range buys an “associate license” for one operating territory of 50,000 to 80,000 people. It does not include territory beyond that population, which costs $1,110 per 1,000 people, or any real estate.

The cover page states that $212,000 of the total must be paid to the franchisor or its affiliate. That is the Standard Purchase Price in Item 5: a $100,000 initial franchise fee and a $112,000 Equipment and Products Package, both due when you sign. Everything else in the range is vehicle, insurance, supplies, software and three months of operating cash.

Once open, you pay a royalty that starts at 10% of monthly Gross Volume and steps down as volume rises, a monthly fixed fee, a 2.5% brand fund fee, and a $200 monthly software fee. Item 19 discloses no revenue or earnings for any Servpro franchise, so none of those costs can be measured against a figure from the franchisor.

This page was rebuilt on October 8, 2026 from the 2026 FDD. An earlier version said Servpro discloses Item 19 data and described a flat 10% royalty. Neither is correct for the 2026 document.

What the $263,305 to $385,570 buys

Item 7 (pages 22 to 26) lists thirteen lines.

Item 7 line Low High Paid to
Initial franchise fee $100,000 $100,000 + $1,110 per 1,000 population over maximum Servpro
Vehicle $5,000 $69,900 Vendor or affiliate
Equipment and Products Package $112,000 $112,000 Servpro affiliate
Supplies and office setup $4,100 $9,100 Affiliate and vendors
Insurance (first 3 months) $5,010 $25,300 Vendors
Advertising and promotion $270 $1,600 Vendors
Training travel, lodging, food $600 $2,000 Vendors
Deposits, permits, licenses $750 $2,750 Vendors
Legal, accounting, QuickBooks and WRT training $1,700 $2,200 Vendors
Xactimate or other estimating software $1,500 $4,500 Xactware or vendor
Additional funds, 3 months $32,250 $50,000 Various
Real estate $0 $6,000 Landlord
Contents digital inventory software $125 $270 Vendor
Total $263,305 $385,570

The $212,000 of fee and equipment is fixed. The spread comes from three places.

The vehicle, $5,000 to $69,900. You need at least one. The low end is the cost of painting and applying Servpro marks to a vehicle you already own that meets the standards. The high end is a new vehicle bought outright (Note 2).

Insurance, $5,010 to $25,300. This covers only the first 3 months of general liability, pollution liability, property, bailee, cyber and Limited Service and Repair coverage. It excludes vehicle insurance and workers’ compensation, which Servpro says vary too widely to estimate (Note 5). Servpro franchisees can buy coverage through an affiliated risk retention group, which requires purchasing 200 shares of its stock at $1.00 each (Item 1).

Additional funds, $32,250 to $50,000. Note 11 is the most important paragraph in Item 7. The estimate assumes an owner-operated business and excludes “any wages or salaries or benefits for employees or any allowance for an owner’s draw.” It also excludes receivables financing, which matters in a business paid by insurance carriers. The franchisor writes that you “can expect to put additional cash into the business during the first 3 to 7 months, and sometimes longer,” and that it “cannot estimate or promise when, or whether, You will achieve positive cash flow or profits.”

Real estate is optional: no premises purchase is required, and the $0 to $6,000 line covers renting a location inside your territory (Note 12). One arithmetic note: the high-column lines as printed add to $385,620, $50 more than the stated total. Ask the franchisor which line is off. Our Item 7 walkthrough explains how to rebuild these tables for your own market.

The $100,000 fee and the rest of Item 5

The minimum initial franchise fee is $100,000 (Item 5, page 8). It is sold as part of the $212,000 Standard Purchase Price with the $112,000 Equipment and Products Package, which you must buy from a Servpro affiliate at signing. The fee includes initial training for two owners, but not QuickBooks, Xactimate, lead paint certification, subrogation, Water Damage Restoration Technician or Applied Structural Drying training.

The rest of Item 5:

Financing (Item 10, page 34). Servpro may finance part of the purchase price. You put down $30,000 to $50,000, sign a secured note at a time-price differential of 12% to 15%, and repay over up to 96 months, starting about 3 months after signing. Every owner, and every owner’s spouse or domestic partner, signs a personal guaranty. A new franchisee buying a vehicle from the franchisor pays a variable rate of 1 to 2 points above the lower limit of the Federal funds target range, with a down payment usually between $2,500 and $20,000.

10% to 5%: the sliding royalty, brand fund and Item 6 fees

Item 6 states the royalty as “3% to 10% of Your monthly Gross Volume with a 10% cap.” The detail is in Note 4 (page 19), and it is a marginal schedule, not a flat rate:

Monthly Gross Volume Royalty Fixed fee
$0 to $13,196.99 10% $45
$13,197 to $21,994.99 9% $65
$21,995 to $32,991.99 8% $85
$32,992 to $43,988.99 7.5% $95
$43,989 to $76,980.99 7% $115
$76,981 to $109,973.99 $5,389 + 6.5% over $76,980.99 $115
$109,974 to $164,960.99 $7,533 + 6% over $109,973.99 $115
$164,961 to $219,946.99 $10,832 + 5.5% over $164,960.99 $115
$219,947 and over $13,856 + 5% over $219,946.99 $115

The rate applies to the whole month’s volume through $76,980, then becomes marginal. In practice:

Reconstruction work pays less. Construction, reconstruction and property repair are “Reduced Rate Services” (Item 6, Note 3, page 18). They carry a 5% royalty until calendar-year volume from that work passes $43,989, then a monthly schedule of 4.5% stepping down to 3%. To qualify, the work needs approved estimating software and separate financial records.

Gross Volume reaches beyond the franchise. Note 2 (pages 17 to 18) defines it to include services performed by any business you or any owner controls, in whole or in part, that is “the same, similar, related to, connected with, or competitive with” the franchise. It also covers work for any customer who first came to you through the franchise and services performed by anyone operating from your place of business. If you already own a contracting, cleaning or construction company, its revenue may fall under the royalty unless you get written approval from a Servpro officer in advance. Existing businesses with more than $100,000 of revenue in the prior 12 months may be allowed to exclude some of it, for a limited time only.

New franchisees do not get the discounts at first. Until you complete the five-step Franchise Development Integration Program, you pay 10% on all volume plus the fixed fee. Discounts can start sooner than 6 months only if you have operated 4 months after set-up training, exceed $10,000 a month in volume, and finish all three business consultations. Under no circumstances do they apply before the report month that begins 6 months after signing (page 21). The franchisor can also change or eliminate the thresholds on 30 days’ notice, up to a single rate of no more than 10%.

The other recurring fees:

Item 6 fee Amount
Brand Fund Fee Up to 3%; currently 2.5% of monthly Gross Volume, subject to a $1,550,000 cap, plus 0.25% on Reduced Rate Services
Minimum royalty $100 a month
Software License and Technology $200 a month per license, from the third month
Lead fee Up to $75 per lead referred by Servpro, plus up to $50 when the client pays Servpro
Commercial job fee Up to 10% of invoice on commercial jobs from Servpro channels
Disaster Response Program 5% of Gross Volume on each job
Transfer fee Up to $35,000
Renewal fee $5,000
Late interest 2% a month or the legal maximum

Put together, a franchise doing $100,000 a month ($1.2 million a year) of standard work would pay about $84,000 in royalties and fixed fees, $30,000 to the brand fund and $2,400 for software: roughly $116,400, or 9.7% of volume, before lead and job fees. One partial offset: Servpro returns up to 10% of your royalties each year as a Convention Allowance if you pay on time, completed new-franchise training within 90 days, comply with the territorial policy and attend the convention (Item 6, page 12).

Item 19: what Servpro franchises earn

Nothing is disclosed. Item 19 (page 64) states: “We do not make any representations about a franchisee’s future financial performance or the past financial performance of company-owned or franchised outlets.” The franchisor does not authorize employees to make any, and offers only the actual records of an existing franchise you are buying.

Combined with Item 7’s statement that it “cannot estimate or promise when, or whether” you will reach positive cash flow, this means the FDD gives you a cost of entry and a fee schedule, and nothing to divide them by. Servpro has no company-owned outlets (Item 20, Table 4), so there is no corporate operating data to draw on either.

That puts the burden on calls. Exhibit M lists every current franchise and every franchisee who left the system in 2025. Item 20 warns that some franchisees have signed confidentiality clauses, and notes there is no franchisee association: the Franchise Advisory Board went inactive after 2020. The questions that matter are monthly Gross Volume in years one through three, what share came from Servpro-referred leads versus local relationships, and how long insurance receivables took to collect. Our explainer on what Item 19 is covers why its absence matters to lenders, and the Servpro financials page summarizes what the filing does disclose.

Item 20: 2,354 franchises, 79 openings and 139 transfers in 2025

Year Start Opened Terminated Non-renewed Ceased, other End
2023 2,114 98 8 3 0 2,202
2024 2,202 94 8 2 0 2,286
2025 2,286 79 10 1 0 2,354

Source: Item 20, Tables 1 and 3 (pages 65 and 74).

Growth is positive but slowing. Net additions fell from 88 to 84 to 68 a year, and openings from 98 to 79. The franchisor projects 75 new franchised outlets in the next fiscal year and reports just 1 signed agreement for an outlet not yet open (Table 5).

Exits are low and mostly involuntary. Terminations ran 8, 8 and 10 a year, about 0.4% of the base. No outlets ceased operations for other reasons in any of the three years. Read terminations against Item 6’s performance rules: missing training deadlines or volume requirements can suspend you from national account referrals.

Transfers are the active line. 106 franchises changed owners in 2023, 137 in 2024 and 139 in 2025: 382 in three years (Table 2, page 69). In 2025 that was about 6% of the starting base. California had 23, New York 15, Florida 10 and Illinois 10. Each seller is someone who knows the actual economics, and the transfer fee of up to $35,000 means the franchisor collects on each one.

The term is short. The initial term is 5 years, renewable for additional 5-year terms if you meet the requirements (Item 17, page 61). The territory is not exclusive: Servpro can license others to serve all or part of your territory, and you cannot relocate it (Item 12, page 54).

How Servpro compares with other restoration franchises

Brand Item 7 investment Initial fee Item 19 median (sample)
Servpro $263,305 to $385,570 $100,000 None disclosed
PuroClean $108,503 (financed) to $277,118 (purchased) $59,000 $500,496
Restoration 1 $126,525 to $309,500 $59,900 $760,111 (118 franchisees, 2025)
ServiceMaster Restore $111,800 to $187,500 $40,000 $392,208 (169 single-franchise owners, 2025)
911 Restoration $135,200 to $334,000 $55,000 $567,770 (65 owners, 2025)

Figures are from each brand’s current FDD on file.

Servpro has the highest floor in the group, the largest fee by $40,000 or more, and the largest system by a wide margin at 2,354 franchises. It is also the only brand in the table that publishes no Item 19. Every competitor here lets you check a median before you commit; Servpro asks you to rely on franchisee calls.

The case for paying more is the referral channel. Item 6’s lead, commercial job and disaster response fees exist because Servpro routes national account, commercial and catastrophe work to franchisees who qualify. How much of a new franchisee’s volume that channel produces is exactly the number Item 19 would answer, and does not.

What to ask Servpro before you sign

  1. What did franchises opened in the last three years do in monthly Gross Volume? Item 19 is silent. Ask for the information in writing and confirm it with franchisees from Exhibit M.
  2. How much volume comes from Servpro referrals? Ask what share of a typical new franchise’s work arrived through national accounts, commercial channels and disaster response, and what the lead and job fees added up to.
  3. What is my all-in fee rate at my expected volume? Use the Note 4 schedule, add the fixed fee, 2.5% brand fund, $200 software fee and expected lead fees. At low volume you will pay 10% plus everything else.
  4. How long until I get volume discounts? Get the Franchise Development Integration Program timeline in writing; you pay 10% until it is done.
  5. What are the renewal conditions at year five? The term is 5 years. Ask what volume, staffing and equipment standards apply at renewal, and how many franchisees failed to renew in the last three years.
  6. How much working capital do owners actually need? Item 7 says 3 to 7 months of added cash “and sometimes longer,” excluding payroll and owner’s draw. Ask franchisees how much they put in before insurance receivables started paying on schedule.

Servpro is the biggest name in restoration and the most expensive to enter. The FDD tells you exactly what you will pay and nothing about what you will earn. Fill that gap with calls before you sign the note.

Frequently Asked Questions

How much does a Servpro franchise cost?

The 2026 FDD estimates $263,305 to $385,570 for a new franchise (Item 7). The two fixed lines are the $100,000 initial franchise fee and the $112,000 Equipment and Products Package. The variable lines are the vehicle ($5,000 to $69,900), insurance for the first 3 months ($5,010 to $25,300), supplies ($4,100 to $9,100), estimating software ($1,500 to $4,500), and additional funds for 3 months ($32,250 to $50,000). Territory above the standard 80,000 population costs $1,110 per 1,000 people.

What is the Servpro franchise fee?

The minimum initial franchise fee is $100,000 (Item 5). It is sold together with a $112,000 Equipment and Products Package as a $212,000 Standard Purchase Price, due when you sign the Franchise License Agreement. Paying in cash at signing, or paying off a franchisor note within 90 days, earns a 2.5% discount of $5,300. A $3,000 deposit reserves a territory for 6 months and is applied to the price.

What royalty does Servpro charge?

The royalty is tiered on monthly Gross Volume: 10% up to $13,196.99, 9% to $21,994.99, 8% to $32,991.99, 7.5% to $43,988.99, 7% to $76,980.99, then marginal rates of 6.5%, 6%, 5.5% and 5% above that. A fixed fee of $45 to $115 is added each month, and the minimum royalty is $100. Reconstruction and repair work pays a lower rate, 5% until $43,989 of annual volume and then 4.5% down to 3%. New franchisees pay 10% until they finish the integration program.

Does Servpro disclose Item 19 earnings?

No. Item 19 of the 2026 FDD (page 64) states that the franchisor makes no representations about the past or future financial performance of franchised outlets. If you are buying an existing franchise, the franchisor may share that franchise's actual records. Revenue and profit for a new territory have to come from current franchisees.

Can Servpro finance the franchise?

Yes, partly. Item 10 says Servpro may finance part of the Standard Purchase Price after a down payment of $30,000 to $50,000, under a secured note with a time-price differential of 12% to 15% and a term of up to 96 months. All owners and their spouses or domestic partners must personally guarantee the note. Vehicles can be financed at a variable rate of 1 to 2 points above the lower limit of the Federal funds target range.

How many Servpro franchises are there?

2,354 franchised outlets at the end of 2025, and no company-owned outlets (Item 20, Table 1). Franchisees opened 79 outlets in 2025, 10 were terminated and 1 was not renewed. The franchisor projects 75 new franchised outlets in the next fiscal year.

How long is a Servpro franchise agreement?

The initial term is 5 years, and you can renew for additional 5-year terms if you meet the franchisor's requirements, at a $5,000 renewal fee (Item 17, page 61; Item 6). That is short for a $263,305 to $385,570 investment and means you face renewal conditions several times over a typical ownership period.
